    Hello everyone. I am new to this site and have spent the last day or two reading through the posts.

    I am not sure where to start but in the Mortgage Free thread seemed appropriate.

    My reasons for being on here are many but in brief:

    I have a long term degenerative spinal condition which has been getting worse since 2001. I am currently in full time employment which brings a good wage, however I do spend a lot if my income on my care and medical needs, and my DD and DS.

    Over the last year, since my condition has deterioated, had three small operations to try and alleviate some pain and I am on morphine for the pain which is likely to be long term.

    I have small debts, which feel managable (have chosen to put two small purchases on my credit card) and two mortgages, one is my domestic mortgage and one is a buy to let (was my domestic property originally but due to my disability I couldn't live there any longer and decided to rent it out). Bought another place which has disabled/wheelchair facilities and one level of the house is fully contained with a bedsit type layout for when I need it.

    So with the degeneration getting worse and much sooner than I expected it has brought a bit of perspective into my life. I have some clear focus on what I want/need to achieve in the next few years and certainly by the time I am 40 (8 years and a few months!!!)

    So my objectives are the following and in priority order

    1)Pay my BTL mortgage off
    a)Current balance of £86,000- Loan to Rate Value approx 78%
    b)Current term left 23 years
    c)On a fixed rate mortgage Yr1 5.49 Yr 2 6.49 Yr3 7.49 (due to go to 7.49 in Sept 09)
    d)Current payments £599 per month and have, this month, started to pay an over payment of an additional £200 per month.

    2)Pay off or significantly reduce my second mortgage
    a)Current balance £131,000 - Loan to Rate Value 59%
    b)Current term left 22 years 5 months
    c)On a fixed rate mortgage at 5.49 until Sept 2010.
    d)Current payments of £878 per month and have arranged, this month, to increase the payments by £50 per month and have paid off a lump sum of £6000 since July 2008

    3)Save £550 per month in various saving pots
    a)£50 Stocks and Shares ISA
    b)£100 Cash ISA (plus any winnings from the PB which has been the odd £50 or this month £25)
    c)£200 premium bonds
    d)£200 high interest savings 5% when I set it up, have to put in every month or I loose the bonus

    4)Spend as little as possible on shopping and stop wasting food.

    5)Spend the time I am unable to work (i.e today) making some extra cash. I had my latest operation on Tuesday so am very imobile. Looking at the possible options of
    a)Ebay
    b)Free credits for things like Bingo (won £50 on a online Bingo a few weeks ago with a free £20.00 stake- had to put in £5.00 to be able to make a withdrawal so banked £48.00)
    c)Online money saving/gaining like surveys, etc.
    d)Anything else you can suggest.

    I think in 8 years or so I will really be struggling to work full time and so need to be as financially secure as possible and for me this means having no mortgage (or as least as possible) and having some savings for emergancy care.

    To sum up, I am really on here to look for other ways in which you can suggest I can get the mortgages down and to earn some extra pennies whilst I am unable to move around, therefore I need to utilise the internet.

    Can I please have a MFW number and I look forward to hearing some of your suggestions.

  • Having been a long-time lurker I would like to become an official MFW. I only have a £30K interest only mortgage, but it finishes in a few years time and the endowment policy which covers it is part of matrimonial property which has so far taken 10 years NOT to sort out.

    Another story, but in a way the whole story. I will not physically pay off the mortgage until I know that it will be recognised when my divorce finally comes to court. What I am doing is putting my money into ISAs, Premium Bonds (feel lucky!) and savings accounts. I know if would make more sense financially to pay off the mortgage, but with the setbacks I have had in the matrimonial situation, I don't feel I can take the risk. Cash is King. The other problem is that my mortgage company, the Royal Bank of Scotland ho ho, will only credit the account at the end of each year, so rather than pay now I save now in the hope that the legal situation will be sorted at year-end.

    I work selling a luxury top-end product and work from home in a very rural location. I feel a little isolated really but over the last ten years I have learned to live like a pauper but still live life to the full. I admire you all and hope that in some small way I can contribute here.

    Like a lot of you I am worried for my job, but it is so far out of my own control that the only thing to do is just get on with it!

    lovin savin - Well done for taking control and planning for your future, Im sure it must be a scary prospect, there are loads of fab MFW's on this thread who I am sure will have some great ideas of how you can make extra payments, along with a whole host of other threads dedicating to making and saving money.

    I notice you mentioned premium bonds - theres an article on the front page that might help you to work out potential return on investment and you might find it a better option to up one of the other savings plans you have or your BTL mortgage as you may well be saving more by paying off your mortgage than you will be earning on savings, theres loads of calculators around that you can use to help you work out how much difference any OP's can make to you - if you google egg mortgage calculator or bbc mortgage calculator, both are pretty simple to use and might give you a good idea,

    slopalongplacidly - It sounds like a complicated situation you got yourself there!! welcome though, hope we can be of help

    Hi Zav, thanks for your warm welcome to this board and for your reply to my posting.

    I am a little reluctant to up my S&S ISA at the moment as I am only a medium risk investor and this feels comfortable. I am investing for 10 years minimum and to be honest the reason I did just £50 per month over 10 years was because I equated this to being one family meal out per month, or a new pair of trainers.

    I did speak to a financial advisor only last week and we discussed increasing this to at least another £250 per month in this S&S ISA, however I don't feel I can invest this much more, perhaps a little more, another £25 per month and see how I feel.

    The premium bonds value have been everything from £20,000 to £15 and now up to £5000. Last month I won £50 and this month £25 so much more than the interest I would recieve.

    By the end of the year my cash ISA will be at the maximum (2009-2010) £3600. At the moment the interest rate is a measley 0.5% so I am going to be looking to transfer this into a better rate one. Not sure how I go about this.

    Do I just open a new ISA with a higher paying institute. I know not to close the account and I transfer or something but if you are able to take me through the process.

  • hi, 238 reporting in, Just paid another £500 so that bring yearly total to £2000. Have also reduced term on mortgage and should be repaid by the end of 2016 if not earlier.

    Hi,
    reporting in for March have paid £690 this month therefore £2,690 so far therfore £8110 by 31/12/09. We will be upping the payments more from about August as we have some commitments to deal with in the earlier part of the year. However I feel that we are doing well so far and may even pass our target by the end of the year.
