Lawful Development Certificate (LDC) - Council asks me to drop my appeal as I'm right
For an extension that should fall inside LDC rules, I was refused a certificate by the council and then appealed the decision Now the council is offering that if I withdraw my appeal, they'll grant an identical one and waive the charge. This is all due to the rejection having been a 'mistake' by the council in the first…

Help! Under garage kitten waste water leak
We have owned this house for about 8 weeks. We have a cellar. The bottom step of the cellar has always been wet with water and silty muddy substance there's a hole it obviously comes out of. I have had a proper look at it today and think it's waste water from the kitchen.. If I run the tap and wait a 30 seconds or so I can…

Retaining wall nightmare!
We have just removed a whole load of Laylandii on one side of our garden. Behind them we have found a small nightmare... the neighbours property (built after ours) garden is about 1m higher than ours. A makeshift barrier of sleepers on very rough concrete plinths has been erected at some point with their fence half on it…

EXtension/conversion ideas
Hi I hope a similar question hasn't been asked before but...our 1950s house originally had a single storey coal store and outside toilet, this was converted by the previous owners to a bedroom and small ensuite shower room. We are using the room as a dining room and would now like to knock through from the kitchen to both…

Question about patio slabs
Hi all, We've just had a new patio laid and the builder convinced us that it was ok to lay new slabs over the old ones. I accepted his opinion as that of a professional but have since been told by many people that laying new slabs over the old ones is a no-no. That got me worried and I started doing some reading myself,…

Recommended Composite Door Supplier & Fitter Cambridge Area
Hi, could anyone recommend a Cambridgeshire or Suffolk based company to supply and fit a composite front door to a Victorian terrace please. We have had one quote already from a company who quite frankly, don't seem that keen to do the job. It's not the price I'm so worried about it's the quality of the work. Many thanks.

Anyone ever cut into a ceramic toilet?
Actually it's a ceramic bidet! Ordered it online after the bathroom fitter had ok'd it & then suggested we tile floor 1st. However it's hard to describe but it's a back to the wall bidet to match the toilet. The waste pipe from the old bidet is quite close to the outside wall as is the toilet one. the toilet has a cut out…

Any garden hard landscapers around?
I'm hoping someone can help with this. My small garden is mainly hard landscaped - indian stone paving with white (now dirty) chippings to break it up and give some contrast and interest. As I live at the seaside I'm finding that every winter so much sand blows in that it covers everything and needs removing every spring.…

Approach neighbour about shared chimney
I get the keys to my house on Friday :) One of the issues found in the homebuyers report was that the shared chimney has missing pieces of render. This is something that I want to fix almost straight away but I'm not sure how to approach this with my new neighbours. Is this something I should leave a few weeks before…

Cleaning sanitising garden after overflowing drain
Any ideas how I would go about sanitising my garden after an overflowing drain? We moved in a couple of weeks ago and were de-weeding the garden and noticed a hidden drain. It was blocked and then noticed that it would overflow into the garden when the kitchen sink or washing machine was in use. Evidently it has been…

Gas hob + electric oven -> gas hob and gas oven?
Hi, I currently have a gas hob with an electric oven below it - but both need replacing. Would it be straightforward enough to change to a gas oven - or would this likely lead to a lot more work and be more expensive (I wont be doing it myself!). I'd rather go all gas, but if it's going to cost a lot more, then I'll…

Conservatory New Roof
Hi all, Hoping I can use your experience and advice to help me make a decision... My kitchen is an extension that then leads into an open plan conservatory. The conservatory has a polycarbonate roof and as per usual is either too hot or too cold. I've had various quotes to change the roof - leave the existing frame and…

Help with gable end wall problem if possible
After a lot of complaints to my landlord they eventually admitted there was an issue with the gable end on my house - rusty ties and both skins of bricks wet through. This lead to the internal plaster being wet also. They instructed builders to replace the external skin which they did having removed the original insulation…

Shared costs for work
Hello We have to share costs for some work which is shared with our neighbour. Is it un-reasonable to ask him to obtain 3 quotes, rather than just using his own builder. And to be around when work is carried out? Thanks

Repairing broken roof tile
What's best for mending a broken roof tile? This guy in Australia is using Selley's Roof & Gutter Silicone (100% silicone). But it's not available in UK. I've trawled B&Q, Screwfix, etc websites but can't find anything that is obviously just right for the job. Can any roofers out there point me to the right product?
