Council reckon I haven't paid all of my council tax but I no longer live there?
Hopefully this is a good place to post, but I was struggling for where exactly this fitted on the forum. I rented a house from June 2011 - June 2013. I was a full time university student in this time so wasn't required to pay any council tax. I moved out with my other half when we bought a house last year and have been…

running Ebay business from rented house
Hi, I'm thinking of starting up a small online business but our rental contract states something along the lines of 'premises cannot be used for business or trade'. Does this include small scale businesses where no goods are sold on the premises? Thanks

Put house on market now or wait till spring?
Hello. We are in a dilemma. Our house is a bit of an oddity, a 1920s bungalow with a an attic room - it is lovely (a bit quirky maybe) but almost one of a kind so we can't compare like with like to gauge value. It is tastefully decorated (walls mainly white - nothing extreme) and with a modern (new) bathroom and a bright…

Can my parents give me the house I have rented from them for the last 31 years?
In 1983 my parents kindly bought a house specifically for me to live in, and I have done so ever since. They paid £28,000 for it, and I have paid a low monthly rent to them ever since. Although low, the rent paid over the last 31 years probably amounts to three times what they paid for it. Bearing this in mind, they would…

Two Estate Agents, One Sale, Slightly Different Problem?
Hi All, I have seen similar threads on here so apologies if I have missed the answer, but I think I am in a slightly different position, so here goes...! I changed agents a couple of months ago after only one viewing through EA1. I had a viewing through EA2 at the weekend who happened to be the same person! They now have…

Subletting Primary Residence Conundrums
Hi, I was hoping that I could get a bit of advice. I've an offset mortgage linked with a current savings account with an overdraft limit of around £15,000. I would like to let out my primary residence. I've got in contact with the mortgage provider and they are sending me the paperwork. On the phone they mentioned…

Dodgy Party Wall Suveyor
So, we've put a planning application in for a single story rear extension and just received notice from our (only) neighbour that they are appointing a party wall surveyor. This alone is bad enough - the house next door has been empty for years and is in a terrible state. It's basically falling down slowly which doesn't…

First time buyers - Solicitors arguing over a 'shed/garage'?
We are now coming up to 9 weeks since we had our offer on our first house accepted. We were really hoping to exchange by the end of this week, but having phoned our solicitor to ask if we were nearly ready for contracts, she has just told us that there is a dispute going on between herself and the vendor's solicitor over…

Buying my Mothers house!!!!!
Hello, I'm hoping the MSE forum could help me with a little problem. My mum owns a house worth 200K, she still has a 90k mortgage. Since being made redundant a number of years ago, she has been paying interest only. This has been going on for too long and now the mortgage term is coming up. It is unlikely she will pay back…

Buying part of parents' property?
Hi all Who would be the right people to talk to if I want to explore taking a mortgage out to buy part of my parents' property? Mortgage brokers? The idea would be that by doing so we a) free up equity for them, b) help protect our ability to keep living there at a future date after they have passed on, and c) get us on…

Buying and selling costs
Hi, I'm looking to buy a property between £250,000-£300,000 with the view to renovating and selling between £300k-£350k. For the purpose of this question say I bought at £250k and sold 18mths later at £350k, without taking into account the renovation costs what approximate buying and selling costs am I looking to incur?…

advice needed on renting after selling home
I wonder if anyone could offer some advice or guidance on what seems a confusing situation. Currently I live and own a house in conjunction with my mum. We have accepted an offer on the house (Sept) in a relatively short chain. Currently our situation is looking for somewhere to either buy or rent. This is having an impact…

Advice about plot of land attached to house we want to buy
Apologies for a long post! We put an offer in on a house at £20 000 below the asking price and it was accepted with no negotiation. We have nothing to sell, and are ready to move, the vendors have already bought and are ready to move. The house has a plot of land at the bottom of the garden big enough to be used as a…

Does a tenant have to give notice on a SPT, when a s.21 has been issued?
The AST expires on 02/11. A s.21 comes into force on 03/12. As the AST will become a SPT, the tenant would ordinarily be required to given a minimum one month's notice to quit. Do the issue of a s.21 have any bearing on the requirement by the tenant to give notice?

Has anyone seen this website
Not sure if I can post this so please remove if I am wrong in posting. Have been looking at the 'Wrecks on this site' and some one has bagged a bargain with the large farmhouse and acreage it comes with, at the bargain price of 175 thousand. You will need to scroll down to see it. http://www.wreckoftheweek.co.uk/

Tenant responsible for drains?
I've just noticed in my tenancy agreement a special note saying that we are responsible for the drains. As our neighbour says that there are tree roots dangerously close to the drains, we are a bit worried. On contacting the estate agents, they say we should get insurance, but I've hit a brick wall here - the companies…

what to do before mortgage...?
In about 9-12 months I'll hopefully be buying a house. I'll have a sizeable deposit, c. 30-60% depending on price, and won't be stretching myself with the mortgage. I am self employed with a relatively low income, so I want to be well prepared when the time comes. Apart from saving as much as possible for the deposit, what…

Dispute over deposit deduction
We are arguing with a our former landlord over a deduction to our deposit. We took out a lease for a year, with no break clause. With the landlord's permission, we broke the contract after 8 months because we bought our own flat. A new tenant moved into the flat immediately, so no rent was missed. The landlord is demanding…
