Mortgage - in UK under 3 years
Hi All :D I'm looking for some advice. Both me and OH have been living in the UK for (slightly) less than 3 years. We're looking to get a mortgage in June/July this year. We both have overdrafts and have a credit card (as for credit building). I heard that you need to have a valid 3-year history in the UK to have credit…

First Time Buyer, when to put in a second offer?
Hi everyone, This is my first time posting (after months of reading) so please be gentle. Myself and my OH are first time buyers, mortgage and fees ready and waiting for us and a mortgage in principle agreed. We have seen a house, 2nd viewed and offered. The offer was rejected (as we knew it would be), when would you…

Made Offer On A House
Okies, here is the situation.. House in question has been up for sale since last September, not sure though if there was already a price drop. I spotted it about 1 month ago, 'offers in the region of' 146k. It is a 3 bedroom semi in a good area, although the house is in need of cosmetic upgrading. From what the estate…

12 month contract with 6 month break clause
Hi, I am looking for some help with my tenancy agreement. I signed a 12 month contract with a 6 month break clause on 4th July 2008. I would like to end the contract before the 12 months is complete. The exact claue is: if the tenant wishes to end the tenancy prior to the fixed term expiring, then the tenant may give the…

Getting my Deposit Back following a dispute
I ended my tenancy on April 2nd. The property was decorated throughout in magnolia paint, and after living there for 2 years with my 3 kids, there were naturally some minor marks on the walls. The LL had advised us not to wash the walls as the paint was so thin but to use the paint he had left in the garage to touch up…

does anybody know how those 'quick buy house' type companies value property?
I dont think I'd eve use one cos I'm sure they all rip you off. But I was curious to know how they reach their valuations as most of them say they will give you an instant quote over the phone. Seems odd as every area is different, every house is different etc. Anyone know?

Advice and comments welcome - Sell house, then rent, then buy????
Hope this is the right place to start this thread. Please advise/move if necessary. Please tell me your thoughts on our plan to move. Situation now: Family of four, reasonable incomes (well just enough to buy the kind of house we'd be happy with), want to buy final and forever home. Sold current house (although had to pull…

Moving out...Deposit..etc.
I'll keep this as brief as I can. I am in a AST contract until September 2009. I've been living here since Sept 08 so it was a 12 month contract. Because I'm a student, the way the rent works is it's 200pcm, but I pay £800 from my September loan, which covers me until January, then in January I pay another £800 from my…

I sold my house last year just in time before negative equity and am currently renting. Both my partner and i have pretty good jobs and we have managed to save up over 20k in 18 months. Since we started renting we have a plan to be mortgage free/own a house outright in 10 years time. We are very lucky and can save the…

Local costs for budgeting
I've started the big first-time-buy house hunt! Its all very exciting, but I seem to remember there was a website that gave you approximate living costs based on a postcode or street. It would give you an idea how much average utility bills were, council tax, etc. I'm sure this used to be on upmystreet.com but the site…

What happens if my LA can't contact my boss??
I've applied for a house to let as most of you know, but the LA have instructed Endsleigh to complete reference and credit checks (this happened last Tuesday). They still have not contacted my boss and my boss is now on holiday for 2 weeks so what will happen with my application? I'm concerned that I'll lose out on the…

Does anyone know anything about multiple occupancy house law?
We are in a bit of a mess in our house because I have found co-tenants to live with, the LL has agreed to include bills in the rent & then out of the blue he has said he wants to manage the let as a joint tenancy. Now the occupiers didn't know each other before moving in so this is clearly crazy, because the law says if…

I bought my property 2 years ago for £60k and borrowed an additional £15k with a dreaded Northern Rock Together mortgage!! I borrowed this as it was a real do-er-upper. It needed central heating…
