Renting Guarantees
I've heard of letting agencies which will guarantee the rent on a property even between periods where the property is empty. Does anyone know how this scheme works and/or have tried it? It is a legit business where the agency takes the risk but offers landlord slightly lower rent, or is it simply a bit of a scam?

Someone i know who bought a property a few months back has now can't afford to pay the mortgage and has decided to let the property. This is the only property they own so will the rental income be liable for income tax even thou the rent will be a lower amount than the mortgage payments?
