How clean do you leave your house?
We are moving tomorrow and I'm currently cleaning even though every house I move into is generally left filthy. How clean do you go? Tops of cupboards and left in an Anthea Turner state or just presentable?!

Agent would not pass an offer
I have put in an offer for a house couple of days ago, but estate agent said it would be rejected. I asked him to pass it to the owners anyway, but he said that anything below amount x would be rejected by the agent and would not be passed to the owners. Isn't this illegal??? There are several similar properties for sale…

Guarantee/Certificate Confusion
Hello there, We are FTB's and are hoping to buy a renovated ex council house. Now, my problem is that the vendor has installed new central heating, double glazing and has rewired the electrics. However, in the Seller's Property Information Form he has listed that he does not have guarantees for any of the aforementioned.…

Deposit Confusion
I've probably been a bit stupid, and I will ask the solicitor about this tomorrow, but I was hoping that someone may be able to put my mind at rest for the moment. Basically, we are almost exchanged on the sale of our house and the purchase of another. We have the contracts in front of us, in fact, ready to send back to…

Houseprices.co.uk
Does anyone know how this site works? I've been trying to get a rough idea about current house prices for a particular road and know very well that at least half a dozen 'sold' signs have appeared there over the last few years - and yet this website seems to show the last sale as having taken place in 2001. They claim…

Advertised house prices
Hi, Are all houses over-valued in a booming market ? I have seen numerous first time houses \ flats on the fish4homes website in my area that have been listed the site for months and months but their price has not changed. With the Bank of England in a interest rate 'raising phase' why don't the advertised prices come…

Questions from an impatient FTB'r
Viewed the flat on 5th August, made offer on 7th which was accepted. Mortgage, survey, searches etc all ok. The only problem is I don't know what's happening now! 2 weeks ago I spoke to the "fee earner" (see below), and she said that she was writing to me once she'd received some information from the vendors Solicitors.…

Do Council Houses lower the tone?
I have noticed many really nice houses that just dont sell and in each case, they are either on or near a council estate. Is it the term 'Council House' that is pejorative, or is there a real concern from people buying a private home near one? ;)

FTB - Interest Rates!!
Hi all, I'm a first-time buyer and still undecided whether to buy a property or not. If I did decide to buy a property, it will happen really quickly. I'm worried about interest rates though. The BOE (Bank of England) didn't raise the interest rate this month but experts predict they will raise the interest rate to 5% in…

Completion date
FTB here, and a bit confused about the whole process. We have just had an offer accepted on a house, aiming to exchange in four weeks, and then complete four weeks later. However the vendors have said to the agent that it may take them a little longer than four weeks to find a house (they are going into rented…

I'm in the process of buying a house off someone who has a Shariah compliant mortgage (compliant with Islamic law). I am told this can lengthen the amount of time to complete the buying process but noone seems to know by how much. Neither my solicitor or the estate agent has experiance of sales featuring Shariah compliant…

conveyancing-warehouse
I know there has been a few posts on online conveyancing, but there is no one post that links them all. If you were considering this, as I am, you would have to read through several posts to be able to evaluate this. I was hoping that people could share there experiences in this one post but also feel free to place links…

Selling Before Christmas
Hi We have had our house on the market for 2 weeks and have had 4 viewings. We are selling a 4 year old 4 bed detached house. Is this number of viewings good? Also, what are the chances of selling by Christmas. Does the property market go quiet now running up to Christmas or is there a chance that we may still sell. When…
