    In case anyone wants to know the effective rate -

    Based on a £100,000 mortgage initially repayable over 25 years but settled after 5 years, the effective rate will be about 2.97% over the 5 years.

    Based on a similar £200,000 mortgage the effective rate will be about 2.86% over the 5 years.

    If you believe in the ten year cycle, we will boom again in 2017, and start busting in 2018, no is therefore the perfect time to get a five year fix, for selling in 2018.
