In case anyone wants to know the effective rate -
Based on a £100,000 mortgage initially repayable over 25 years but settled after 5 years, the effective rate will be about 2.97% over the 5 years.
Based on a similar £200,000 mortgage the effective rate will be about 2.86% over the 5 years.
