1. Eligibility:

The Prize Draw for a paid mortgage/rent for 3 months (the “Promotion”) is open only to legal residents of the United Kingdom who are at least eighteen (18) years old at the time of entry. Employees, officers and representatives of Internet Property Finder Limited, as well as the immediate family (spouse, parents, siblings and children) and household members of each such employee, officer and representative are not eligible to enter the Promotion. The Promotion is subject to all applicable laws and regulations. Participation in the Promotion constitutes entrant’s full and unconditional agreement to these terms and conditions (the "Terms and Conditions") and Sponsor’s (as defined below) decisions, which are final and binding in all matters related to the Promotion. Eligibility for entering the Promotion is contingent upon fulfilling all requirements set out in these Terms and Conditions.
2. Sponsor & Administrator:

Internet Property Finder Limited, Union House, 182-194 Union Street, London, SE1 0LH, England (the "Sponsor").
3. Timing:

The Promotion begins at 12:00 a.m. Greenwich Mean Time (“GMT”), Wedneday 16th January 2008, and ends at 11:59 p.m. GMT, Monday 31st March 2008 (the "Promotion Period").
4. How to Enter:

During the Promotion Period, Propertyfinder.com will email consumers inviting them to visit and enter the draw at propertyfinder.com. Entrants can also enter via online banners published on several 3rd party sites, as well as propertyfinder.com homepage. The Promotion will only be available to those who have entered their details as requested on the Promotion page www.propertyfindercompetition.com. All entries must be received by the end of the Promotion Period. Only one entry per person per day. No third party or bulk entries. Sponsor reserves the right to check the validity of any entry.
5. Grand Prize

The Grand Prize is a cheque for £3,500, payable to the winner, to be sent to the winner directly. The prize amount is fixed and is not subject to alteration, regardless of the actual mortgage/rental commitments of the confirmed winner. The prize is not transferable. Based on national average house price of £186,000 (www.landreg.gov.uk) and current interest rate of 5.5%.
6 Determination of Winner:

Internet Property Finder Ltd will randomly draw the winner of the Promotion. The draw will be supervised by an independent observer and will take place within [14] days after the end of the Promotion Period The winner notification will be sent by post within 28 days after the end of the Promotion Period. Prize: one (1) GRAND PRIZE: If the potential winner fails to comply with any of the requirements in these Terms and Conditions in a timely manner, or if a potential winner cannot be contacted within ten (10) days of the date of notice or attempted notice, then he/she will forfeit the prize and Sponsor may repeat the winner selection and notification procedure set out in these Terms and Conditions until this is successful.
7. Publicity:

Participation in the Promotion constitutes winner's consent to Sponsor's use of winner's name, likeness, photograph, voice, opinions, biographical information and hometown for promotional purposes resulting from this Promotion in any media without further payment or consideration.
8 General Conditions:

Sponsor reserves the right to cancel or modify the Promotion if fraud, technical failures or any other factor beyond Sponsor's reasonable control impairs the integrity of the Promotion, as determined by Sponsor in its sole discretion. In such event, Sponsor reserves the right to award the prize at random from among the eligible entries received up to the time of the impairment. Sponsor reserves the right in its sole discretion to disqualify any individual it finds to be tampering with the entry process or the operation of the Promotion or to be acting in violation of these Terms and Conditions or any other promotion by the Sponsor, or in an unsportsmanlike or disruptive manner. Any attempt by any person to deliberately damage any web site or undermine the legitimate operation of the Promotion may be a violation of criminal and/or civil law, and, should such an attempt be made, Sponsor reserves the right to seek damages from any such person to the fullest extent permitted by law. Sponsor's failure to enforce any term of these Terms and Conditions shall not constitute a waiver of that provision.
9. Limitations of Liability:

The Released Parties exclude all liability for: (1) any incorrect or inaccurate information, whether caused by entrants, printing errors or by any of the equipment or programming associated with or utilised in the Promotion; (2) technical failures of any kind, including, but not limited to malfunctions, interruptions, or disconnections in phone lines or network hardware or software; (3) unauthorised human intervention in any part of the entry process or the Promotion; (4) technical or human error which may occur in the administration of the Promotion or the processing of entries; or (5) any injury or damage to persons or property which may be caused, directly or indirectly, in whole or in part, from entrant’s participation in the Promotion or receipt or use of any prize or while travelling to or from any prize-related activity (except to the extent that such personal injury is caused by the negligence of Sponsor and/or Administrator). If for any reason an entrant’s entry is confirmed to have been erroneously deleted, lost, or otherwise destroyed or corrupted, entrant’s sole remedy is another entry in the Promotion; provided that if it is not possible to award another entry due to discontinuance of the Promotion for any reason, Sponsor, at its discretion, may elect to hold a random drawing from among all eligible entries received up to the date of discontinuance for any or all of the prizes offered herein. No more than the stated number of prizes will be awarded. In event that production, technical, seeding, programming or any other reasons cause more than stated number of prizes as set forth in these Terms and Conditions to be available and/or claimed Sponsor reserves the right to award only the stated number of prizes by a random drawing among all legitimate, unawarded, eligible prize claims.
10. Disputes:

Entrant agrees that: any and all disputes, claims and causes of action arising out of or connected with this Promotion, or any prizes awarded, other than the administration of the Promotion or the determination of winners, shall be resolved individually, without resort to any form of class action, and exclusively by the Courts of England and Wales unless the entrant lives in the jurisdiction of the Scottish or Northern Irish courts in which case claims can be brought in those courts as well,; All issues and questions concerning the construction, validity, interpretation and enforceability of these Terms and Conditions, or the rights and obligations of the entrant and Sponsor in connection with the Promotion, shall be governed by, and construed in accordance with, the laws of England and Wales.
11. Entrant's Personal Information:

Information collected from entrants is subject to the Sponsor’s Privacy Policy. Personal information will be used to: (a) contact potential winners; and (b) if an entrant selects to receive additional information from the Sponsor on the entry form, to send additional information to that entrant. Entrants have the right to access, withdraw, and correct their personal data. Entrants may request such action by emailing [EMAIL="pr@propertyfinder.com"]pr@propertyfinder.com[/EMAIL].
