charging order v restriction

help, i have split with missus, there are 2 charging orders on house, but with being joint names could be restrictions, she has offered to pay both of if i sign house over to her circa 14 k, equity in house 10k so not bad, but i lose my house, still ok as will rent for while, does anyone know if creditors will accept reduced offer, as i would like some cash from he settlement figure. i beieve she wants house signed oover as she cant obtain mortgage and she has threatened court action
