Britannia Building Society are currently doing a tracker @ 4.99% with 90% LTV
seems good value especially if interest rates come down another 1 - 1.5% as predicted

Hmmm, that looks more like their Standard Variable Rate (SVR) product as opposed to an actual Tracker - i.e. it's not guaranteed to (and probably won't) follow any interest rate cuts and may even remain at 4.99% for the foreseeable future.
You can bet that they'll raise it if interest rates go up though!0 -

true but interest rates are not predicted to rise for at least 12 months
this deal enables first time buyers to get on the market and with no Early Repayment Charges enables them to hopefully switch to a better deal at a later date i.e. to remortgage0 -

I'd have thought that First Direct with their BOE+1.49% tracker to be a better product. From my understanding (which I could be wrong about) they will go to 90% LTV if you ask them.0

Can I ask where you got this understanding from? Looking at FD tracker now but thinking the figures won't add up to get the 80% LTV.

My gf and I have a lifetime tracker mortgage approved through first direct at +.99 BOE at 90% if we ever find a house we want to live in. We applied a couple of days before the bank cut its rate the first time when they were at 5%. Now at 2.99% its by far the best deal but it expires in 4months. If it does i don't expect we'll be able to buy a house at current prices.
I doubt they will do the +.99 now at anything more than 60% LTV.0
