    Well OH went to letting agent this morn, we have to give references next week so no relief there yet. BUT, get this...they wanted to charge £218 admin fee AND £195 credit check fee!?????????????!!!!!!!!!!!!!!!!!!????????????? OH persuaded him to take off credit check fee. Letting agents take the biscuit (I'd love to write something else there but won't). They are a law onto themselves. Anyway, there we are, just felt the need to share that!

    yup....I had to pay an admin fee..around £50 though...the 'credit check' fee is largely because theey hire the services of specialised agencies to do that work.

    As TT says...they aren't making a loan to you..simply checking to see whether you are good for a few month's rent....

    I was informed by my friendly estate agents that the credit check included looking at your employment..ie whether you flit from one job to the next...or have been employed by the same firm for years.
    Also what helps is, if you have been at your previous address for a long time.

    This establishes your integrety regarding paying, and reliability.

    I don't like the idea of a guarentor,,probably I wouldn't find one anyway......but it does impose a responsibility upon one that one could well do without.

    I had a mortgage at the time I started renting..meant nothing to the agents.
    No, I don't think all other drivers are idiots......but some are determined to change my mind.......

    Thx alastairq, that all sounds reassuring! It's good to hear from people who have been in similar situation and I like the sound of your estate agent! We should hopefully be ok on the credit check. The only thing could be the missed payments, but I don't think these are on there yet, everything else is fine. We were expecting a fee, but not over £400! Now I know how he affords his nice, shiny, brand new audi! I'm clearly in the wrong profession!

    he makes landlords pay through the nose too.....
