Unhappy Any CCJ's mortgage out there?

Hi there... I have recently applied my first mortgage with no luck because of my CCJ in 2007.

I have already put an offer on a new build house which is worth £150,000. I got 25% deposit to put on and would like anyone to advise if there is any lender would lend base on my credit?

Please kindly help!

I tried to re-mortgage,
Got 2 CCJ's one paid off in full, the other still paying it off,
My mortgage payments have always been on time, but tried to re-mortgage recently, and was told no.

Although I have always paid my mortgage on time for the past 8 years in counts for nothing!

Just the way 'they' are at the min.

- how much is the CCJ for?
- What other credit issues do you have?
- Why didn't you get an agreement in principle before making an offer?
- Have you signed any paperwork committing you to the purchase (or committing a deposit of any kind)?

You need to see a mortgage broker who knows the market well. There may be one or two lenders out there who will consider things, but you have little to gain by racking up credit searches by banging on the door of every bank on the high street.

Abbey did a ccj case fo rme recently so you might want to try them. Maximise your credit score using your common sense, for example; ensure you put a work landline number on the application.

Beacon are another possibility - but you should expect a drawn out and bumpy ride from outset.

Thanx for your advise.

- The CCJ is only shown up on the Equifax but not the Experian. Unfortunately my CCJ is for around 10 grand due to my tax issue. No hope isn't it?

- Other than that CCJ, I have no other credit issue. My Credit Score is 857 and I believe is a FAIR credit.

- I have now applied another mortgage with Abbey through a broker. He told me I have already got a mortgage in principle. I don't know whether they will pick up my CCJ during the underwriting stage.

- Yes, I have already done a conditional exchange of contract with the new home builder which is Barratt Homes. Will that be a problem??

I know there might not be any high street banks which will lend me the mortgage. That is why I am now with a broker and I don't want to mess thing up again.

I am trying Abbey at the moment. I have got the mortgage in principle but just don't know whether they will notice the ccj.

Anyway thanx for your positive advise.

The CCJ would need to be declared on the application (I'm hoping the broker did this).
I doubt with a CCJ that size Abbey will approve it.

Can you not use some of the £37.5k deposit you have to pay off the £10k and look for a mortgage with a higher LTV than 75%?

Sorry, don't really know how CCJs work if this is possible.
