telling your landlord your BR

Got my OR phone call today,asked will she be telling my landlord about my BR she said as its a private landlord she had to,i said i was fully paid up but she said she still had too,is this right?she was nice about it and said that she hadnt come across many/any that are bothered about it as long as the rent is paid,just seems like its going abit far as its not credit and the har mit could do if they do mind will not be good.
oh and one more thing she also asked who my car was insured with any idea why? will she be telling them as well,I forgot to ask her at the time just wanted to get off the phone.thanks

It is normal to write to LL - just to check on rent and arrears.
As regards the car, what they need to know is that it is insured. Normally, all possessions are the property of the OR but should they agree that you can keep the car, they like to make it plain that you are responsible for insurance and tax etc. I had a letter to that effect when they agreed to my retaining my car.Bankrupt 11th June 2008

Hi There,
I am about to be discharged as BR but also have 2 rental properties. Even before I had any experience of Br personally if the OR would have contacted me to tell me one of my tenant was BR it wouldnt have made any difference as long as the rent was paid and the property being looked after.
If however it was a bad tenant then I would maybe look at it as an easy way to end the tenancy easily.
TBH good tenants as any LL will tell you are worth keeping, even more so in the current climate, I seriously doubt you will have any problems from your LL

thanks for them replies,I was going to ring and tell them first before the letter drops on their floor but as its an agent talking to the right person is hard to do so will just leave it for the OR to do.0

Do you not know who the landlord is then? I would try and speak to them personally if possible rather than the agent but others might not agree.

All I know about my landlord is his name, everything goes through the agent0

Well the agent won't want to end your tenancy because then they will have to find new tenants and won't be getting their managing fees in the meantime.

I do not have anything to do with the ower,and only deal with the agent and beleive that this is how they want it,so am thinking that if the agent does find out by the OR which she did say she would be doing even tho i offered to prove my rent is fully up-to-date ,the agent might not tell the owner like others have said they make money off me and may not want to rock the boat,I have been here for nearlly 5 years and never missed 1 payment.0

Hi Sniggins,
The agent is duty bound to tell the LL if their is a BR clause in the contract. Nonetheless it is still the LLs decision ultimately. You will be fine. I have used agents before, they work for the LL not vice versa.0
