House prices....

My parents and GF parents both subscribe to the Telegraph's home delivery. It's around £18 a month.
I'm going to convince them to cancel this weekend. If the paper can't report events honestly and want's to encourage people to pay over the odds on housing to support their EA friends then I'm going to encourage all the people I know to stop paying to read it.
I'll show them how to view the info online. My Dad bought a tablet recently anyway.
I know it's not much but the papers sloppy, partial "journalism" just cost them £400 a year.0 -
I have a predicament .I have a house in Botanic area and I want to sell .Three story non HMO .
Rateable value is £170,000 .
A developer / landlord will buy it .
Now the problem is what is todays value .What will it sell at without giving it away .
Estate agents dont seem to know what to value it at .
EA 1 says £60,000
EA 2 say somewhere between £60,000 and £100,000 .
EA 3 says somewhere between £90,000 and £130,000 . EA may have a cash buyer offering £100,000
Zoopla says its worth £107,000

I think a lot would depend on exact location, condition of the property, etc. Also what if anything you owe on it.... are you desperate to sell? Do you need the money? Taking a hit on one property can still have overall benifits in the bigger picture!.0 -
It's only going to be worth what someone is willing to pay. Plenty of supply around BT7 and the university. There’s a massive amount of stock sitting for years and not selling.
From experience some Belfast agents (Templeton in particular) seem to over value just to get the business.
I would price around the middle and just keep cutting until someone bites. There's none of this "giving it away". If someone is prepared to pay for it they will. If there's no buyers around you'll not be able to sell. It’s not “giving it away” when someone gives you money.
Condition won't really matter. It will sell at a price that accounts for this.
Out of interest do you mean landlord rather than developer? I can't see what a developer would want with a 3 story in Botanic. Can't imagine many would be converting to flats in this market.0 -
From your figures £100k sounds like a good sum for the house. It sounds like it's worth closer to 80k.
Did the EAs give any indication of what similar houses have sold for?
You've mentioned this house before iirc in terms of the out of kilter RV and value. Are all the houses in that row (I'm assuming these are terraces) at the same RV?Stercus accidit0 -

Agreed. Especially with the new student housing planned in the city centre and north inner city. That'll take a lot of UU students out of the Holylands.
Can you tell us where the house is (even what street), how many bedrooms, what condition, whether it's a 'studenty' house etc? Then we can give an informed opinion.

nothing is owed on the house ,however I need to buy another for me to live in . This house has been in the family for 40 years .Outside this area house prices seem to be closer to the rateable value . Someone going to view it tomorrow so we will see what happens .It probably is a landlord rather than developer .
