We have heard it all befor I know.. but this guy should know !!... and doesn't appear to have an axe to grind one way or the other now..watch & learn !!

    This would fall in with the 22% above long term trend graph, although with Junes figures about to be released, maybe it's down to about 20% ;)

    Remember, this is a UK average.
    An average can be affected by greater drops in some areas, thus your area could drop much more or much less
