    Interested in a property which we absolutely love. It's a 2 bedroom house which carpet and flooring is not included in the house price. They are offering a 'deal' to carpet 2 double bedrooms, hallway, stairs, lounge, then vinyl flooring in the kitchen/ diner open plan.

    This is coming in at 4.2k. We are first time buyers and have no idea whether this is of good value or not.

    I feel like the developers are trying to force you into buying from them, as they suggested if something is faulty they won't be liable to change it, and trying to sell it to us as we could then move straight in.

    Tell them to throw it all in for free and you will buy the property. Cheeky but worth a shot!

    Ask them what their policy is regarding you arranging for a professional snagging service to come in before you move in to the property - if they're already mentioning what they don't think they'll be liable to fix later tell them you want this for peace of mind on that score.

    As David says - get quotes elsewhere. I'd be surprised if you don't find much cheaper elsewhere. Some developers are easier to haggle with than others. It gets on my wick that they provide less and less all the time and see more and more things as something they can try and get away with charging extra for.

    Sometimes it pays to just ask. The lady we went to see assumed we’d want this among other things with our new build reservation and just threw them in anyway. We ended up with

    Hard flooring to hallway kitchen / diner and bathrooms
    Carpet to the rest
    Double oven
    Dishwasher (although reviews say it’s not a great one)
    Washing machine
    Fridge freezer
    Extra shower above bath
    Some chrome heated towel rails 1x em suite 1x family bathroom
    Under cupboard lighting
    A hammonds fitted wardrobe

    Ask away, the worst they can say is no and you can quite easily do it yourselves for (most likely) cheaper

    Builders will be a pain even if they fit it
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    If you are taking measurements for quote bear in mind the small local stores are often much cheaper than the big names.

    When we needed hard flooring our local carpet shop was half the price of 'CarpetLeft', we were amazed at the difference.
