    Natwest underwriters have cleared everything on us just subject to Valuation.

    We had already got the solicitor to do the searches which are back and all ok.

    Valuation and Survey are booked in for the 17th Aug

    No chain either side house is empty and seller is just as keen to complete Asap.

    What are the chances of completing by the 23rd Aug ??

    If you had my solicitors the chances of completing before Xmas would be slim.

    What about Enquiries?

    Valuation and Survey are booked in for the 17th Aug
    So the surveyor might have these written up sometime between 21st August & 4th Sept. What the Valuation will be, of course, and what the survey wil show, are anybody's guess.


    Have the draft contract and Transfer been agreed? And signed?

    Our sellers were chain free (then found a house which has now fallen through) pushed and pushed for completion dates before survey etc (obviously we said no) - Survey took 2 and 1/2 weeks to write up, queries from the survey took 3 weeks to answer, despite the sellers constant pushing and blaming our solicitors they didn't fill in important paperwork for 5 weeks and now we are chasing their solicitors for contract paperwork (apparently) and this 1 week and 2 days before supposed completion - we are chain free too. This is just us and them. Also need 5 working days to draw down the mortgage.

    Chances of you completing 6 days after the survey? NONE! (imho)

    Our survey report took 3 working days to arrive, did you ask how long it takes for yours to arrive?

    Even if you get the valuation/report the next working day, you will also need to
    - be certain you won't be bother with any issues mentioned in the survey
    - book solicitor's time, as they may not be available on 23rd and not able to handle your express workload next week.
    - arrange for mortgage lender to release fund AFTER they received valuation

    Imho, the chance is big fat Zeeero. Unless you can get the survey/valuation done several days earlier.
