    Hoping Iím not the first to experience this...

    My partner and I have recently applied for a mortgage, and our valuation came back at a £0 market value as they requested we have a specialist survey carried out to check for damp, rot and timber infestation - and carry out remedial work under guarantee - prior to receiving our mortgage offer.

    Fair enough.

    Had the survey completed - all fine with no remedial work required! Fantastic I thought...

    The valuer has come back to say they want us to have yet another report on the property!?

    I canít understand this. Has anyone experienced this before and if so how did you have it resolved? Very frustrated at present!

    The valuer is having his opinion questioned, they do often get things wrong because they cannot open up or be expert on everything. Our surveyor never questioned the 2nd opinion
    We had exactly the same thing, the surveyor said the house had rising damp and an independent damp specialist said that there was none. There was some damp ingress from blocked air bricks, quite common as I understand it and sorted by uncovering and allowing to dry out in most cases.
    You could agree to a second opinion but if that comes back okay then the surveyor pays for it, that might focus his mind.
