    I'm looking for a solicitor to handle both the sale and purchase and who charges a fixed fee.

    I'm using SAM, fixed fees and they've been on top of everything. If I had any issues they'd do all the chasing around and make sure things are progressing.

    Solicitors prove their worth when something goes wrong. I've bought and sold many times, tried online conveyancers a couple of times and had to drag them kicking and screaming to exchange and completion.

    For me, it is important to have a local, recommended, fully qualified solicitor who can sit down and go through details with you when needed.

    This board shows that issues missed by the purchasing solicitor are what causes problems when you go to sell. I've also read far too many instances of conveyancers putting issues in the way because they don't understand the nuances of planning and building control, for example, and I am sure this is a lack of time proven experience that puts purchases unnecessarily in jeopardy.
    Everything that is supposed to be in heaven is already here on earth.
