    Good morning all,

    I am having a bit of trouble as I have reached the end of 4 year fixed rate with my current mortgage lender and they now won't mortgage me as I am seen as 'high risk' living in Dubai.

    The property needs to be mortgaged at less than 50% of its current value and I have proof of tenancy rental income etc - so it's not a high risk investment, other than the fact I live in Dubai.

    Does anyone know of any good, large mortgage lenders in the UK that do accept people living in Dubai? I am looking for a 2 or 3 year fixed rate buy-to-let.

    I am not keen on an ex-pat mortgage as generally I think their fees and rates are very high - but again could be wrong if anyone knows good ones?

    Well you are an ex-pat - so the fees are set for the market, they may well be high for a reason.

    Speak to a broker who have placed a in BTL mortgage for Ex-Pats but you can so go on your existing lenders standard for the time being.
