    We love the area where we live and our current home, but it has access restrictions that in later years will probably become an issue.

    We are considering buying a smaller property in the area with a view to letting it out for up to 10 years and then moving into it as our downsize option. We would then refurb it before we moved in ourselves.

    We will be cash buyers.

    We would use an agent to vet renters, protect deposits etc.

    Are there any issues/pitfalls we should be aware of?

    Read the above link and all of the links it contains before even thinking about becoming a landlord.

    For example why pay for an agent to register the deposit when the legal responsibility is yours? This is just one of the hundreds of legal issues you need to be aware of before letting a property.
