    Kitchen /diner extension single storey. Approx 10m x 4m.

    Cost quoted is 85k. This will includes plans, planning, survey, building regs, electrics, fittings, plumbing etc. Does not include cost of the kitchen. Prob another 15k.

    In Manchester area.

    Is that ground floor or first floor?

    At 2k pmsq all in it looks to be on the upper end of the scale I would expect.
    Thinking critically since 1996....

    Certainly on the upper end, but it depends on your specification!

    But you don't have a specification yet because they're doing the planning for you, I presume.

    Yes it!!!8217;s ground. We have a skeleton plan which we are 95% happy with. I!!!8217;m not sure if other builders would give an accurate cost without a architect plan.....
