EPC Query

Hi if selling a house can you use the EPC that is already registered from when you purchased it, even though it was someone else (the previous seller) who arranged it / paid for it - assuming it is within 10 years? I guess a similar scenario is if an estate agent has done does one for you without charge, when previously trying to sell the house i.e. does it matter who arranged or paid for it.

I know that if you have made improvements it would arguably be in your interests to get a new one, so the question is purely about whether your supposed to get your own rather than using an in date one arranged by someone else.

    An EPC is valid for 10 years, and 'belongs' to the house.

    So you can use the one the the previous home owner arranged.

    if you've made any improvements such as new windows, boiler or insulation you would be better of getting a new one, also the algorithms used to calculate the rating has also changed with in the last couple of years so if redone you could end up with a better rating anyway.
