    Housing benefit is intended for people in your tenants situation. You need to insist that she claim it.

    Usually agents deal with the standard rent collection from a property but will pass it back to the LL once non payment starts,it then becomes the LL's actions to move it forward.
    The agent may advise you what to do,and may even charge you inflated prices for filling out and sending the standard notifications but they are unlikely to get involved with the full blown recovery of rent etc
