New conservatory with Guardian roof - fair price?

Hi all,

We have been quoted for a new conservatory and wanted to see what people thought (this is the cheapest quote we have found)

The house is a new build (5 years ago) so not having to rip anything out.

Lean to conservatory 5.800 mm x3.00 mm in white upvc.

To include,
Building work.
Concrete base including dpm .to smooth finish ie approx 17.4 m2.
Brickwork to wall “a” 3.00 x2.1 mm.
Dwarf wall to wall “b” 5.8 x.600 mm
Dwarf walls to wall “c” 1.2 x .600 mm.
The wall finish can be either a pointed finish or a plaster finish.
Raise and seal manhole.

Conservatory.

Wall “b” upvc window wall as shown with 6 nos opening top lights.
Wall”c” upvc windows as shown with upvc French doors to open outwards.
Guardian roof tiles

Electrics,

3 nos wall lighting points.
3 twin 13 amp power points.
Contractors electrical certificate.

The above is based on the layout shown in the above drawing

Price £18,000. Inc vat and fitting. (We were quoted £15,500 for Activ Glass roof)

Our products carry a 10 year insured warranty.


I will also want to change this to have spots fitted and 2 velux windows in the roof.

How do you think this stacks up? Our budget is max £20k all in. I know this is close to extension territory but would be 10-20% which can't afford.

Any advice would be really appreciated.

    I’m not too sure how conservatory prices compare widely but I had a quote last summer for a 3x3m lean to with french doors and glass roof, no power or plumbing work and they wanted £19k + vat!

    It was such a huge price for a tiny space (9m2) that I didn’t bother getting any extra quotes and just decided not to even bother.

    We have a top end conservatory that came with our house and every year for four months we love it, for four months its ok, and for four months we hate it.

    I would look at the comparable cost of building an extension using timber frame on top of the dwarf wall and then a properly insulated wall and roof with some large roof lights, and bifold or patio doors.

    it may cost more but it will last longer, be useable all year round and add value to your house which a conservatory wont.


    I still remember viewing our house and the chap was sitting in the conservatory reading the paper in his t shirt commenting how lovely and warm it was, but he must have had a heater in there on fuil blast until 5 minutes before we walked through the door.
