Garden was mowed and very green (unlike after the heatwave) The drive way is stones, the tarmac is part on the public road.There are no photos regarding the drive way on the inventory.0

with regards to your question over can you refuse viewings the answer is yes however if there is a clause in your tenancy agreement about allowing them,you may find you just annoy the LL more and potentially sour any future reference you may need going forward.
If it were me I would allow viewings but I wouldn't bother tidying and if there were piles of things all over the place so be it.
A polite "excuse us we are in the middle of packing and have a small child" is completely sufficient...if its messy tough,viewers will have to look past it.
You cant be penalised or berated for whatever condition you keep the property in whilst you are paying rent and have a tenancy agreement in place.
Don't make any special effort to promote this property to the next set of tenants!in S 38 T 2 F 50

Exactly, my point I don't need the stress of clearing things away to promote her house. She obviously wants a quick turn around which I understand but when she has given a negative reference AND sent us a bill for the future, why should we play ball?
The estate agents said we didn't even need to give notice but we did and this is how she is treating us?0 -
I don't know if this matters but we moved in on the 8th of the month but the landlady requested we pay the rent on the 5th. Which we did. (I'm just clutching at straws here to help our case) Her partner that lives next door allows his dog into the garden and do their business...0

Mow it before you leave and photograph. She cant claim for future mowings - that's ludicrous. She also cannot possibly predict how many more mowings the lawn will need. If her whips have died, the unusual weather this year will have been responsible. Shrubs that have been well rooted for years have died in this heat. She is trying to make money out of you - dispute everything with the deposit company and let them have a laugh over her claims.Please do not quote spam as this enables it to 'live on' once the spam post is removed.

Yeah, she said she used to live here. The email also stated that apparently we had the choice of a higher rent to include a gardener...I can 100% say that wasn't the case because we would have snapped up that offer. Estate agents say it may have been done verbally. I said they must have paperwork to show the two rent options (advert for the house)0

Upkeep after you've gone is her responsibility.But the inventory people will surely see it's mowed once we leave?
TAKE photos as close as possible to the date you leave.how much sway will she have?
Evidence will be taken into account e.g. photos and what you agreed to at the start (usually there is an inventory).Is it worth getting the tarmac done or leave it as wear and tear?
Tarmac is mega bucks.

Of course you can. Also is there a hosepipe ban in your area? You also say the tarmac has come away but your driveway is stones, the tarmac again as you say is part of the public road so nothing to do with either you or the LL. Cut the grass and claim back your full deposit directly through the deposit scheme it's in if you feel no deductions should be made.It's nothing , not nothink.0
