House sale timings

Hi,

We’ve had our house on the market with Purple Bricks for just over two weeks and had no viewings for a good condition house near a city centre, is this particularly unusual or just a summer holiday market slump? Feels strange when our previous place went on the first morning! Thanks

Have Purple Bricks confirmed you've had no viewing requests?

We have viewed houses with PB to buy, and our viewing requests needed to be approved by the agent. I've heard some of the 'agents' with PB are useless so it could be people are requesting a viewing but the viewing agent isn't doing their job properly.

I don't know how it works if you're not using a viewing agent. I presume they'd come directly to you?

Personally I think this is one of the many reasons not to use Purple Bricks. Wouldn't it be nice to pick up the phone to your estate agent and ask them why you may not have had any viewings?! If you continue to have little success then consider cutting your losses with PB and going with a bricks and mortar estate agent.
  • Thanks for your reply, we don’t have a viewing agent, the bookings come direct via a phone app, but so far nothing.

Give it another few weeks. The housing market can be volatile - sometimes nothing for ages, and then three viewings in a week! When you sold your last place you may have just been really lucky with the timings.

This presumes it's competitively priced, has no radical features from the pictures and is a generally attractive area.

Do you want to post a link and we could see if there is anything obvious putting people off viewing it?

Having had properties sell in days and other taking years I think just about anything is "normal" . Suspect there aren't so many people looking at the moment

    ^ This

No viewings, not even any enquiries, means people are looking at the listing and not saying "Hmm, looks tempting". That's either because the ad itself is putting them off or because it's too expensive.

Not the best time of year and not the best year either, but as Adrian says, some will be looking. Whatever they've seen hasn't translated into action, so they aren't seeing what they perceive as value.

Has someone tested out the 'want to view app' thingy? to make sure it is working correctly, or does doing that cost money? as I have no idea how PB works.
