    Ok been around these boards for long time, not posted for years. I need help with this one. I have been re banded from a D to an F (my property) which is a big jump, I'm thinking of appealing but need to work out what value the Land Registry have put on my property (they have visited my house last month) In 1991 F would of been 120,001 to 160,000 So what value have they put on my property in todays prices, they must have a formula for this but I cannot find it on the internet. As you probably of guessed my property has been extended as have most of the other property's around me so difficult to compare. I need a price range to help work out if its worth appealing. The Council Tax bands and property values (Zoopla) around me are wildly different.

    Today's price is not relevant to the banding. The only price they need to consider is what it was in 1991 (2003 in Wales) but there is no specific formula used to calculate it.
    I no longer work in Council Tax Recovery but instead work as a self employed Council Tax specialist. My views are my own reading of the law and you should always check with the local authority in question.

    Hi I've read a few of your answers before posting, so this property was not as it was in 1991, how do they get to a band F then ?

    Maybe the question above is not what I should be asking, would the question be :- Zoopla put a value (along with others) do you know the formula they use to get to the current value of a property ?

    They take the current state of the property and assume that the property in that state was in existence in 1991. The banding is then made on that basis.

    How Zoopla and others estimate a value is dependent on their own calculations, probably using the average house price index.

    Your home would be compared to others of a similar age, type and size, where either 1991 sales exist or there are settled appeals or bands well established.

    Are you confusing the Land Registry with the VOA?
