Mortgage with Completion Cert

Hi All

I had a house built and completed in 2014 however it turns out i do not have a warranty and my mortgage has expired-is there any way to get a mortgage without a warranty.I do have a completion certificate. (i have contacted warranty companies and they want drawing, plans etc which i am struggling to get hold of due to the architect company closing down)

Any help much appreciated

You mean the fixed term is up and you are on their SVR? Call them up and ask to be put on their fixed rate deals.

Having no warranty isn't an issue if the LTV % is low enough.

By "completion certificate" do you mean from building control, or from the architect (or something else)?

So no certificate of practical completion from the architect?

Does he really need this, Building Control certificate is all he needs.

You wont get a warranty now, speak to a broker for options on lenders.

Was it a 10 year interest only mortgage?

For recently-built houses lenders will generally look either for a warranty or failing that they may accept a certificate from a suitable professional who supervised the build - see 6.7.4 of the CML Handbook.

OP may be stuck for a couple of years then as he built it in 2014, odd how the mortgage was taken out in 2009 for a property that wasn't finished until 5 years later though......
