Are these quoted refurbushment prices ok?

Options
Can you assess whether the below works have been priced up well/too high/too low? It's for a 3 bed flat in central London. These are to be done by a contractor who has his own guys.

Removal & disposal of carpet and underlay

Removal, cutting & skip disposal of skirting boards
£ 400.00
Wall repairs and filling, plastering,sanding and painting where needed

Engineering floor (installation only)
33 per sq m (107 in total)
£ 3,530.00
Skirting boards (new)
£ 450.00
Skirting board installation (labour)
£ 500.00
Kitchen tap installating (labour)
£ 70.00
Painting and decorating / crack repairs and plastering where needed

Painting and decorationg materials (paint)

    The only price that has any context is the engineered flooring and that is high.

    Let me provide some more info. The property is carpeted throughout, so removing the carpet. Also, skirting boards throughout.
    Decorating... I don't know what more context is needed? Walls all over, 3m high.

    Unless it is hardwood, £450 will buy an awful lot...


    The disposal charges also seem well out of order - A mini skip would be plenty big enough, and I doubt one would cost more than £200 even in London.

    It's kind of weird.

    Some looks high, some looks low. The making good and decorating is really low. The fitting cost really high!

    I'd certainly be ripping out the carpet and skirting myself. I'm perfectly capable of doing that and it doesn't take long.

    Waste removal in Central London is extortionate as they suspend parking spaces, but I don't know where you are. We had to pay £250 a load for someone to come and take it away in a van with a cage (we'd have to store it on site as you're not allowed to keep anything on street in RBKC) so ended up getting a waste carriers licence. Still cost £170 plus VAT per tonne!

    From what I read though, for engineered wood it costs anywhere north of £20, so I reckon for London, that would be a good price? Also, they will cut and apply a sound proofing underlay (maybe that'll add to the costs?)

    That's what the contractor said, that they need to take it away straight away because parking is now allowed.

    I understand he puts his margins on top of the actual costs. The property is around 107 sq meters, so all around the property, inside and outside of walls. I'm no defending, I'm just saying.


    How much would you expect for skirting?

    I can't help you that much sorry, but as others have said, can't you save yourself the £850 to get rid of the skirting/carpets/underlay yourself?

    Get a few mates to help you, take them for a few pints afterwards maybe?

    We can't possibly say because we don't know what you're buying! It could be £2 a metre from the local merchant or be bespoke and 12 inches high and need a jig producing for it.
