Joint work with neighbour-- need party wall notice?

Options
Hello

Both our neighbours and is have decided to carry out a repair job on a shared column which is exactly on the dividing line so it's part of the Party wall. We will split costs etc

Do we still need to issue a party wall notice?

    No point.

It's only valid for the build period, it's not something that you pull out for selling. If you're doing it together, you're clearly agreed.

I agree with the both - you are both consenting to the work, and section 3(3)(a) of the Act specifically states that you do not need to serve a notice if you have written consent.

    Good luck.

A party wall notice is only the usual way of initiating a process that results in a written party wall agreement.

You're relying on an oral contract with your neighbour instead. Even if you don't write up a formal agreement, it's a good idea to write down and (if possible) both sign a detailed note of your agreed intentions, who's paying for what etc though - in case of later disputes.
