Credit reference agency mortgages

Hi, ive been looking for this information online everywhere and cant find it so hopefully someone can help so here it goes; if i make an application with a company that uses only equifax i will get a hard credit search on my equifax report and not my experian report. So if i then applied for a mortgage with a company that uses only experian will they see my equifax credit searches??? Im asking as i had mortgage declined (due to the property, not credit) but i will do the work and reapply with a different company..but i know my next company will use experian and i know lenders dont like it when youve had multiplw searches before applying for a mortgage.
Bit of a mouthful but hopefully someone can help.

I think you are over thinking it.
If you have only had one credit check recently then it is unlikely to be an issue.

  • A lot of lenders use one for the Dip and then search them all at application.

Regardless, 1 or 2 searches isn't going to make a difference.

Make sure you are honest with the question about having an application decline with other lender though. It won't cause you any issues by saying yes as it's a plausible reason, but saying no couod land you in bother for non disclosure
  • Cheers, i just wanted a bit of piece of mind for the second application. Its a remortgage of a buy to let property so i can then take equity out to buy a residental for myself so im hoping everything goes smoothly.

What was the issue with the property that caused the mortgage application to be declined.
  • “Roof tiles damaged and slipped
Outside joinery (not exactly sure what but ill change the outside doors and chevk the woodwork around it.)
    Windows misting
Garden areas (guessing the tenant hasnf cut the grass this winter)
    Partts of decor”

Weird that it was declined but all of them are easy enough fixes

You applied to withdraw equity. Condition of the property will be a factor. As reflects on you as the owner.
