  • CommittedToChange so sorry to hear that, you must be so stressed, I know I would be. Have you actually found out if your sellers would be prepared to sell their house and move out to rented until their purchase completes? Really poor that they failed to realise/disclosure it was probate until so far down the line.

    Fingers crossed you can extend your mortgage offer. Have you checked the mortgage offer paperwork as mine actually stated if they would extend or not.

  • Well it looks like I'm up the proverbial creek without a paddle.

    Turns out the house my vendors are buying is a probate sale, a fact that their vendors allegedly failed to mention - they also failed to mention that they actually haven't been granted probate yet. My mortgage company needs 5 days notice to release the funds and my offer expires on the 4th Jan - and they currently won't confirm that they will extend my offer. Even if they do extend who knows how long probate will take to sort out.

    It's looking very likely that I'll lose this house plus a huge chunk of money. I can't see my vendors being able to break the chain so close to Christmas and I doubt my mortgage company will keep extend my offer for long if at all (I'm on a specialist lender so not easy to get another one). I don't know if I can reapply - but I know probate can take ages so is there any point wasting yet more money.

    I'm so upset and have just been crying in the toilets at work, so embarrassing. it's all so stressful and to get so close and then be hit with a blow like this is just the last straw. Totally unexpected.



    If it helps our mortgage offer (Santander) is due to run out early January as our sale wont happen until then it looks like extension is needed. Spoke to them today and they are happy to extend for another 3 months for us.
  • Thanks guys - so so stressed.

    I've spoken to the EA and pressed upon them how serious this is so they're going to contact my vendor. Used phrases like sale falling through to see if they'll break the chain of needed.

    My broker is pretty confident I can get a 1 month extension but then I'd have to reapply. But that's not guaranteed- and they're complete pains to deal with. Plus I know from too much research that probate can take ages if there's an issue.

    Sigh.

    DH called the estate agent today to find out what's happening with our buyer, and he's gone on holiday! Just like our first buyer did, who disappeared and didn't tell anyone he was dropping out. DH is ringing our solicitor tomorrow morning to find out if they've heard anything from the buyer's solicitor. Got a bad feeling. We're ready to exchange on our purchase, and now nothing to go on - can't start sorting out insurance or anything in case it all doesn't go ahead. Our solicitor is closed all through the Christmas period so if we don't exchange by next Friday, nothing will happen till the New Year and we definitely won't be moving second week January.

  • Had our structural survey done today and good news is that the roof and structure are good, there is asbestos though, also needs a complete rewire, windows ALL need replacing and tiles in the kitchen might have asbestos in them ..we knew about the rewire and the windows but now a bit worried about the asbestos ..anyone know what this means to us ?..We have already got it for 30k less than the asking price but wondering if we should be asking for more as the work we need doing to it will easily be that much ..plus there are other issues ..love the house but worrying a bit now ..

    Literally why did i ever want to buy a house..... now i have to furnish it!! luckily i can borrow a van for an evening, but i cant get a sofa ready in that time, so looks like ill end up forking out for a new one!

    i just need it to be Wednesday already

    Excited is an understatement.
    Thankfully i'm at work and won't see the other half until later when i can surprise him...
    The last few weeks have been so stressful, and not sharing it with him has been difficult, thank god for my parents.. ha ha
  • Congrats to all those who have exchanged/completed. You made it!


    We completed yesterday.
    Our solicitor had suggested we'd get the call in the morning, but by half 12 I was so impatient we went in to the estate agent to ask if they had any idea what time it would likely be. They said they'd expected to be done by now, and they would chase. They pointed out I would need ID to collect the keys, which in my impatience I'd forgotten.
    Back home we went and I left my phone (which I'd been holding in my hand for the entire day on its noisiest setting) for two minutes in the car with the hubby while I grabbed my ID. Of course they called in that two minutes to say come get it.
    He had a hard job convincing me he was being honest and not pulling a joke but we went back down to get the keys. Best moment ever!
    The solicitor didn't call for another hour to say we were done, as she'd "been in a meeting with another client all morning" and hadn't had chance. Glad we didn't wait for her!
    We spent the rest of the day measuring up, calling energy companies with readings and trailing round Ikea making a list of furniture to buy tonight.


    Anyway, there's a lot more needs doing that we thought, but I'll be back to let you know how moving day goes this weekend and after we've catalogued all of the crap they've left behind and just how to fix the state of a kitchen we are left with.


    12.5 weeks from start (offer accepted) to completion. Not too bad. Helps that there was no chain/complications.
