Tenant asks for extra week, holding up completion

    Be careful not to !!!! off the tenant when you do an inspection tomorrow. They hold all the power here not you

    Yes, good advice :-) As we're getting nothing out of the estate agent, we just want to hear her side and get a feel for how likely she is to actually move out. We don't want to confront her!

    Doing exchange and completion on the same days increases the chances of something going wrong that delays completion.

    Leaving a gap of 1-2 weeks means that if there is an issue at exchange then everyone has the opportunity to rearrange removals and time off work if completion needs to be delayed.

    It’s a big risk to exchange with the tenant in situ as she may not leave on time and the process can be long (court dates in my area take 4 months).
    You solicitor should be advising you of that.

    Book a removal van or frends to help?
    Take a day off work?
    have allyour belongings in boxes and ready to go?

    And with absolutely no guarantee that Exchange/Completion will go ahead till around midday on the day itself :eek:


    Then you'll be back here accusing the tenants of not doing what you wanted and asking what steps you can now take...........

    Do you think the tenant will put themselves on the street for your benefit? However nice you are they won’t care about your house purchase more than they care about themselves and their own well-being.

    Maybe ask her whether there is anything you can do to help her relocate (if you are prepared to put your hand into your pocket, that is!).

    Agree. I should state that even if we do an initial inspection of the property, we will NOT exchange until we have done another, final, inspection.

    Thanks for the assumptions, but I have already stated that there's no chance of us wanting to exchange and complete on the same day.

    No, not at all. As said earlier, we would like a chance to hear her side and get a feel ourselves on her situation (since we're not getting an explanation from the agent yet). We're not intending to pressure her or argue.

    Honestly though, why?

    She has a contract and business relationship with the landlord, not you, don’t interfere you can only make things worse not better, unless as a previous poster said you are going to pay her to move out.

    The only useful time to do an inspection is after the tenant has left. There is no point to an inspection now, before she has left.

    I doubly reinforce the point others have made. Please don't go to speak to the tenant. You won't help yourself and could so easily say the wrong thing (obviously you have some anger, and surprise at this development, that understandable but not helpful if it comes out if the tenant tells you rudely where to go, she has to make sure she has somewhere to live).

    Leave it for now. You aren't the owner. There's nothing helpful you can do. There's so much you could do to mess the process up.
