Put your post code in the sold prices list and start Filtering with sold in the last year and widen the search to look at what's selling.
Watch every SSTC for their sell through price.

£12k?! Run for the hills. Nobody can be charging that in this market around there. As a buyer, would it make much difference who a property is up with? Doubt it. There are some I'd say 'oh poxy hell, that means I've got to deal with I]insert EA[/I' but there's a lot of other choice in a slow/static/cautious market so I certainly wouldn't give them a shot first.2023 wins: *must start comping again!*0

Just another suburb of Rayleigh Rochford Southend..... lol20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0 -
What it's valued at and what a buyer is prepared to pay are two different things. I always allow a 10% difference in asking price to offer price.0
