    Anything that affects your rights is a no go. Having to ask the builder for permission to build a conservatory, !!!!!! ... that's not a freehold.

    If it's a freehold, no one has any business telling you what you can or cannot do with your property, unless it's the council, of course. The builder can frack off, they have no say over your freehold.

    They can attach whatever (reasonable) covenants they wish. The buyer has the choice of not buying from them if they find the covenants unacceptable.

    But I personally wouldn't touch a new build with a bargepole, covenants or not.

    Check the covenants
    Asked for land information prior to reservation (They have the plans in the office already!)

    For any new build the first thing to do (before even visiting the site) is to have a look at the planning documents on the local council's website.

    These are a mine (sorry :o) of information about the history of the site, any contamination or ground problems, and will even give you a heads-up on issues like parking restrictions or the removal of permitted development rights.

    You might also be able to find out about objections from neighbours who will possibly show ill-feeling towards the new residents for some time to come... the developer's salespeople are unlikely to tell you about the neighbouring farmer they have royally p'd off. ;)

    I am with you on that one. not touching new builds, too many horror stories and too many covenants, plus don't forget unregulated management fees ...
