    your husbands age should not cause any problems on your home insurance in fact home insurers generally find the older you are the less risk of a claim there is.

    There must be another reason why the other companies are not quoting eg your home may be in a flod area or you may simply have inadvertantly answered a question incorrectly.

    Try another site, I hear the tesco site is quite good

    Once again your husbands age should not cause any problems what so ever

    Trying to insure it jointly should not be a problem and his age should not be a problem.

    If you both legally own the house and its contents it should really be insured in joint names. Try another site I think you will not have a problem.

    Why not try Moneysavingexperts comparison site, martin makes money out of it and uses it to finance the site.

    If you have a look round on mse forums you may also find some cash back offers with the company you are using!!!

    Please bear in mind that most companies do a cheap premium the first year and when its due for renewal next year you do not get the discount so don't be surprised when / if it goes up

    I am currently working aborad and have my family here also. My home in the uk is rented, last year I got a great deal via MSE and Quidco however trying to renew this year is proving harder than I thought. I would appreciate your thoughts? When I get onto any comparison sites and see the landlord section, the ones I have tried so far either I have to call them, negating cashback websites, or individually go to websites and get limited comparisons. Has anyone come across this and found a way around the cashback or is it a lost cause?

    If you use cash back sites you are getting a "New Customer Discount" the first year but the next year the premium will shoot through the roof so you have to go to the hassle of shopping round each year.

    I believe some people are having problems at the moment with certain cash back sites, have a search of forums for details

    If you want to avoid the hassle of shopping round each yeat by having a premium that is relatively stable and goes up in line with inflation each year so you don't have to shop around speak to a local broker or a broker who specialises in Buy to Let Insurance. Expect to pay circa £147 a year for £100000 of cover with a decent company through a broker.

    Cheers 4 that, my cover will be low £10k contents then the rebuild costs of the house. Oh well here goes!:D

    Are you sure you need £10k contents as most landlords have "Carpets and Curtains" in a buy to let property which is a few thousand.

    The fitted kitchen, built in kitchen appliances and hard floorings come under the buildings.

    Make sure the policy you take includes "Loss of Rental Income", this covers your rent following a damage claim eg a fire. Most companies automatically include cover for this on their policies free of charge.

    If you are out of the country it would be best to have a policy that is underwritten by Norwich Union or Zurich or one of the big companies as these normally allow you to ring them and report claims over the phone 24 hours. This could make things much easier if anything happens, so ask whoever quotes you how they deal with claims. There are some companies that will not deal with a claim until they have received a claim form filled out and signed by the policy holder which could delay things if you are abroad

    As all of the professionals on here often state the cheapest policy is not always the best especially for a landlord and especially for one abroad. If you have a claim you will want it sorted out with the minimal effort for you and your tenant. So weigh up any savings against the quality of the Insurer.

    We've had our home contents insurance with Budget for the past 4 years - renewing as a new customer each year to access a cheaper premium. From the outset we stipulated we wanted cover for possessions outside the home, including my wife's engagement ring. We were told that we would have to pay extra for this because it exceeded the single item limit of £1.5K and it needed to be specified in the cover documentation. We agreed and paid the extra premium for the past 4 years.

    Last week my wife lost her handbag containing (fortunately) only cash cards and our car key. However it has cost us over £400 to replace the car key due to various technicalities. We phoned Budget and they initially referred the claim to their underwriters. Having heard nothing for a few days we chased and they are now saying we are not covered for possessions outside the home, other than the engagement ring, and that if we had not specified the ring we would have been covered for everything <£1.5K. So by specifying an item, we have negated our insurance on anything else including our bikes etc. This is clearly rediculous and our policy does not state this, so legally we must be covered.

    Another point we have noticed is that we would only be able to make a claim for the ring if we can provide either a receipt or valuation dated within 3 years of the claim. So we're going to have to pay for a valauation every 3 years as well!

    We have not taken out accidental damage, but this isn't relevant here.

    Has anyone had any funny experiences regarding claiming on contents insurance?

    This does sound odd.

    Does you policy schedule show "Personal Belongings" or "Unspecified Personal Effects" or Personal Effects" as being covered along with an amount of circa £2000 next to it?

    Which Insurer have they placed you with?

    What is the value of the ring?

    Replacing the car keys may be covered under your car insurance if there are items in the bag eg things with your address in the handbag. Bear in mind this might affect your no claims bonus.
