    AIP 8th May
    Viewed 11th May
    Offered+Accepted 12th May
    Mortgage Application 14th May
    2nd Viewing 15th May
    Valuation Instructed 16th May
    Independant Surveyor 17th May (tomorrow)

    I'm wiggling and jiggling and hoping the instruction of a valuation from the bank is a yes in disguise!!!!!! Weeeeeeee!!!

    We were hard searched and all was fine, it looks like the tricky bit has been proving our income, so make sure you have your SA302s up to date, and you'll be fine, I'm sure.

    Good luck! We were meant to know yesterday, then today and as it's hurtling towards 5pm, it's looking unlikely it'll be today. I'm slowly losing the will to live...

    Hey everybody. We're in the process of buying. We have our mortgage offer and the solictors are doing their thing, but I have a question about the house insurance? At what point should I go about getting it? I mean obviously things could fall apart before exchanging, but I want the insurance to start after we exchange... Don't have any insurance right now (renting) so wondering how to manage the timeline?

    Full application - 15/5
    Credit Hard check on file on 15/5
    Valuation report requested -16/5
    Valuation received -16/5 (above our offer)
    16/5 Assessment still hast been ticked off on tracker so I don’t know if they have underwrote it yet.

    Does anyone know if RBS do valuation first or after underwriting?

    04/05 - Viewed house & made verbal offer to the estate agent. Told we wouldnít hear back until Tuesday because of the bank holiday.
    06/05 - Mortgage Advisor gets AIP from Digital Mortgages. (We previously had an AIP from our Bank)
    06/05 - View an newer Build in our area just to be sure it wasnít for us. Wasnít for us thankfully.
    07/05 - Verbal offer on first house accepted.
    08/05 - Solicitor instructed
    09/05 - Solicitor sent our written offer.
    10/05 - Mortgage Application submitted.

    14/05 - Valuation booked - I queried why there was a valuation, MA confirmed it was because Home Report was more than a year old - turns out this was a typo on the HR, our solicitor asks surveyor for an amended copy.
    15/05 - amended copy of Home Report received and issued to Digital Mortgages via broker.
    16/05 - text Digital Mortgages to say Home Report received & theyíll look at it then get back to us
    17/05 - Mortgage Offer received!

    Cannot thank the Mortgage Advice Bureau who have done all the leg work for us & have so far been great to us & always there to answer any questions.

    Now the legal side & insurances to sort out.

    We get our keys on 28tj of June

    Something I never thought would be possible but with the help of a excellent mortgage broker we got a decent deal!

    4th May DIP
    6th May Reservation fee paid
    13th May ATP from H2B
    13th May application submitted

    Valuation has been instructed as of Wednesday 15th but the lender do the valuation first so nothing to read into that. No documents requested yet but the lender is our bank, and the DIP was able to verify our incomes apparently with HMRC so not sure if they would need anything else.

    Thankfully Iím in Cyprus for a week so I have something to take my mind off the waiting!

    We got a quote together to show solicitor proof and then on exchange day we bought it and forwarded to sol. We didn't end up exchanging that day and exchanged 5 days later but I was ok with that as I knew it was all covered from whenever they exchanged. I did notice the quotes seemed cheaper around 2 weeks before we were due to exchange.

    Just checked our tracker and it's finally moved to them assessing the documents. Has it really taken 10 days just to start this

    We haven't even applied yet, but just made our appointment and found out it's a 2.5h appointment!! What on gods name are they going to ask us that takes 2.5h??
