It is really hard to find comparables. In our village 4 bed detacheds have gone for 60-100k more. One of those had a bigger garden but not the other.
We could sell for less and still move but of course our choices would be fewer.

Agent did not (to her credit) mention price.
We are appearing in results more times than average with more click throughs than average for what that is worth.
There is a "four bedroom" in the village on at 70k LESS than us but it has a thatch that needs re doing and it is really a three bed since one of the bedrooms is a corridor.0 -

When its individual properties, SHS, it's really hard to compare, I do feel for you. It *sounds* like people really admire your property, but can't afford to pay that price, to be honest with you. What's the market currently like, I'm hearing that its going softer, is it round you?
You *might* drop the price to find a buyer from the current pool of buyers, or you might get the EA to splash the house a bit as part of a promotion of some kind. If the agent isn't mentioning the price, what *are* they mentioning?2023: the year I get to buy a car0 -

Sunny is good! That sounds like thoughtful advice individually tailored to you. And the incomer that you need will be coming from those cities where prices are mad, so that *should* make sense.
