Hi all,
I have a quote from a local loft conversion company. They are well recommended locally and we have been to visit his last two jobs and the couples are pleased. He and his team are lofters so it is all they do and on initial visit certainly seemed to know what he was talking about and happy to answer any and all questions I had. He is booked a year in advance so seems to be kept busy with word of mouth recommendations.

I am keen to proceed with this if it is reasonable

    What is the total estimate/quote? The fact that the company work mainly with recommendations with no need to advertise would strongly appeal to me.

    Whenever I need work doing in my place I use a multi skilled tradesman to do whatever is needed, he too gets work by recommendation only. I never mind how long I have to wait for him to fit me in as I know I'll get a quality job & can happily leave him in the house alone rather than having to stay in when he is here.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    You should benchmark their quote against a few more local firms, don't feel bad about negotiating either.


    if you intend to use it as a habitable space, then you will need planning consent and building warrants.


    In my neck of the woods, this is a time drain, so actually your chosen builders being booked up for a year isn't necessarily a bad thing.


    We started this journey in January, then add on 1 month for architect, 3 months for planning permission, a month for structural engineer plans, and we are still waiting for building warrants (circa 3 months)
