Garden slope

Apologies if I'm posting in the wrong area; if so, please advice.

We're buying a new build house (it's just a plot at the moment that as far as we were aware was supposed to be level) and we've just been told that its back garden will have a slope. The garden will be 10-11 meters long and the height difference between the back of the house and the end of the garden will be approx. 35cm.

From what I've read that translates to a 3-3.5% slope, but I'm not sure what that means in reality.

I guess that it's probably going to be noticeable, but not sure how much it will affect our experience with the garden. E.g. kids playing with the ball, having a table & chairs out to do a bbq, etc.

Any help to understand what we should expect will be much appreciated.

    You can still have a level deck or patio, it's not as if you're intending to pave the whole garden.
  • I know, but I'm trying to figure out how it will look and feel without having to do any corrections to it.

    What will the drop from you house exits to the ground be

    What external finishes are you getting.

    How is the plot relative to the properties around it.

    I'm not 100% sure, but I don't think so. I'll confirm with developer on Monday when I go back to discuss.

    I think they told me it will be 15cm.

    Say that the house is located at the east border of the garden.
    The plot at the north border is supposed to be level.
    I have no data for the one at the south border.
    The plot at the west seems to have a similar downward slope towards its house (so in their case, the slope is going up going away from the house, the opposite from mine).

    Any run off will be away from your house.

    if you build anything decent sized level like a patio it will be around 1 small step down to the rest of the garden.

    Forget about what you've been told, ask for that in writing. They can tell you that unicorns will be visiting or that the sky is stripey, bt unless ou have written confirmation [ of everything] then your slope could well be a lot sharper than that.

    @-taff is that something that usually goes into the contract, or you rely on the site plans (which as far as I'm aware are subject to change in some cases)? We haven't exchanged yet (solicitors are working on it), so I guess we can ask for the exact specs to be added there?

  • Nope, I've only seen the plans shown to me by the developer.
