    That was going to be part of the original HIPS, but the idea was dropped, partly because it was thought that buyers would likely mistrust any survey commissioned by the vendor, and would wish to carry out their own inspection.

    ... yet it works fine with the Home Report system in Scotland .....

    Insurances are all very well but they don't stop something happening but only compensate you for when it does.

    A "full" survey done by a seller before it goes on the market would be a good idea & would prevent an EA from avoiding a buyer getting one just for the commission.

    No cert is going to stop a rogue EA from being a rogue EA! They are rogue as a matter of choice not lack of knowledge.

    Scotland has a Home Report system, up and running since... 2010, I think.

    All E&W needs to do is copy it.

    1 December 2008 (knew 2010 was wrong because I sold in 2009 with a HR!).

    I think the sellers packs were a good idea, it would give a seller the opportunity to fix anything that came up & then show that it had been done. From the posts I've seen on this site that people do seem to freak out at survey results, especially first timers. The surveying profession won't like it though, how often do they get to do 2 or 3 surveys on the same house?
