    For HtB redemption, find an independent surveyor and get him/her to value your property making it clear that it's for HtB redemption purposes (not for selling). Then it'll be more reasonable. They're not like estate agents trying to value your property as high as possible.

    The Target team accepted his valuation with no issue.

    If you don't mind me asking, how much did you pay for the valuation? Was it a fixed fee or a percentage of the valuation?

    £200 flat fee (no VAT).

    Mine was done with esurv, recommended by target. £270 for them to give a 30-40k overvalue. I sent them a copy of a valuation from the previous year £40k less with a different company and they still wouldn't change it
  • Hi I was lucky the valuator asked if I wanted a low or high valuation. I guess you can let them know is to redeem HTB by securing another loan... this may help to give them a heads up of what you want.

    Even if they are independent you can roll your dices
  • Very tricky move from them.... always go solo
  • Surveyors have different fees. Some may also include desktop survey for the same price, in case your process is delayed more than.12 weeks... may be worth to shop around...

  • Hi All! New to the forum. How did you all get on with your redemptions? My solicitor has just paid the loan amount owed to Target and sent the DS1s.

    Have any of you fully completed the process whereby greater london authority and the developer no longer appear on your title deeds? If so it would be great to know how long the process took.

  • Question on this - we!!!8217;re about to request a htb redemption. How long did it take to approve and then get to the point of issuing the DS1?

    Whereabouts in the UK are you? We will be going through the process in around six months time and to be honest I am dreading the valuation.
