Sounds like the expansion vessel has a problem so when it heats the water, the expansion is going out through the overflow instead. Could be as simple as just re-pressurising the expansion vessel or replacing it if faulty..

Could even be as simple as some dirt in the blow out valve causing it not to close properly.

Either way it sounds repairable, just give a good gas engineer a call and you will be on your way.

  • Thanks for the reply mate I forgot to mention for last couple of years the hot water always used to get really really hot as we cannot control over it it's a good thing we got mixer taps, any idea where I could find the valves you are mentioning and what they look like how can I clean them I can't upload any pictures as I am a new user
  • The pressure relief valve is inside the boiler, and should only be checked / replaced by a Gas Safe registered engineer (assuming gas boiler). Once you open a boiler (particularly a 20 year old one) you have no way of knowing whether it has properly sealed again when closed without specialist equipment and the knowledge to use it. Carbon Monoxide is a killer.
