Break clause advice

Hi,
Forum newbie here!
I have read the many threads on this, I needs some advice please on ending our AST, Break clause wording -

The Tenant may bring this Tenancy to an end at any time before the expiry of the Term by giving the Landlord or the Agent not less than two months' notice in writing stating that the Tenant gives up possession of the Premises. Such notice not to be given in the first six (6) months of the Tenancy

I was under the assumption I had a 6 month break clause but the agent states I can only give notice at month 6 so in theory a 8 month break, are they correct?

Thanks,

    Yes, they are correct.

How long is your fixed term - presumably 12 months?

It looks pretty clear - 2 months notice that cannot be given in the first 6 months of the tenancy = 8 months
    It's not difficult!
'Wander' - to walk or move in a leisurely manner.
    'Wonder' - to feel curious.
  • Hi,
24 months fixed term, probably my fault as should have read the wording more clearly :wall:

If you absolutely need to leave before the 8th month is up, speak with the LA/LL in most cases they are happy to let you "off the hook" for the rent due if they find a new tenant before the end of the 8th month. Worked for me couple of times.
