    More ammo for the rates can only go up brigade,

    they can't get any lower eventually.

    OK this headline is only attractive to relatively large mortgage due to the fee but plenty of attractive offers out there.

    Seems very unwise to take up this offer, as they could increase the rate to anything, at any point. This makes the headline interest rate almost meaningless unless it is also accompanied by some kind of guarantee.

    sigh, can't get it as in year 2 of a 5 year deal making it prohibitive with the ERC

    Does anyone have access to any historical data bout YBS's Standard Variable Rate? I know in theory they could put it up at any time - but if it has historically pretty much tracked the base rate then we'd be much more tempted to take the risk and go for this.

    SVR's became detached from base rate a while ago. Historically they were 2% above base rate with the major lenders.
