Recently I've seen a number of properties 'sold' with the sold sign only to be put back on the market a small number of weeks later. Unless the whole chain survives the mortgage famine, the sale can't go ahead.
Keep an eye out and see if these house go back on the market.
As you can see, the OP's offer is very low in comparison to other houses, and may actually be a bargain.
Whilst it's true that sellers get greedy and lose out, don't forget that the same can happen with buyers in a falling market. That house may be low because of a nervous seller...who knows, it's only for the OP to decide.
All I'm saying is that you can be too greedy and lose the house you love. Prices elsewhere may drop dramatically (or not), but that house may be lost forever to you.
If you think it's a good price for a house you really want, you'll know what to do.;)0
