Buildings Insurance For Flat With Upstairs Rented To Council Tennents

Hello All
I am in the process of buying a share of freehold with the upstairs flat rented out to DSS tennets. I have been informed that I have go to a specialist company in order to get this type of buildings insurance for the whole building. I was wondering if anyone knew of any companies?
I am also at a loss whether i need to insure the whole building or whether me and the other freeholder have to insure each individual flat.

Several recent posts have covered insurance on flats in buildings. Yours is a new angle. It all seems to be a big mess and needs parliament to sort it out.
If you are buying the whole freehold together with another (new?) freeholder I guess you will both buy insurance together for the whole building.
However, this may not be the case - who is the tenant of the upper floor? Is it the DSS/council or the tenant occupier.
If the direct tenant of the freeholder is one of the former what does the rent cover. What are the terms of the tenancy with the DSS/council - do they cover insurance payments to you both as freeholders?
In other words who is responsible for the contract with the insurance company?
Your solicitor will probably be able to get a copy of the tenancy agreement.

Thanks for your post.
I have looked in the LEASE that governs both flats and it says we need to insurance the 'WHOLE' building. I obvioulsy have contents insurance for everything else. Yes i buying with share of the freehold with the lady who actually owns the flat but does not live there. The flat is rented out to a DSS tennet via a managing agent. I have heard because it is rented out to a DSS tennet we need to have a particular buildins insruance that covers this and was wondering which company to go to?

Sorry can't help with a company name for the insurance you need. A local insurance broker should be abl;e to help.

Hi the lady who rents out the flat needs landlords insurence and some of those policys dont cover DSS tenants but I know Endsleigh does but your excess is higher for a claim with a DSS tenant. Hope this helpsDebts as of 01/june/08
