House Renovations Help/Advice Needed - Garage Roof done(agreed) started house roof (not agreed)

I'm in a sticky situation.

My partner and I engaged a company to fit felt roofing, soffits and drains to the flat roof of our garage. The company was asked to look at the roof of the house, as I knew we needed the work done. I believed he was patching the problem areas. I spoke to the company's representative and asked him to provide a quote for the work. I requested his mobile number and sent a text requesting a quote. I did not receive anything from them at all.

The next day, workmen arrived and went on to completely re-roof our house. This took over two days. My partner was told on Friday that the total cost would be around 60,000 pounds. This was for the garage roof with soffits and drainage, plus the house tiled roof, soffits and two flat roofs. I would have to get finance of 20,000 to pay for this

I was not around after the second day, when the garage roof was being felted, as I was ill and was eventually admitted to hospital. I was back home earlier this morning. I believe the Company will be back tomorrow to give a quote.

I cannot get straight answers about what was agreed and what was not. I had arranged quotes from other companies, and they were at least 15,000 pounds less. My partner has said that he did not agree to a full roof at that time. I am unable to talk to my partner about this, as I can't get any clearer or more viable information without him getting upset/angry.

My question is: what can I do to help myself in this situation (if there is any way of doing so)

We live in North Yorkshire.

We own the home jointly.

Thank you in advance for any help or advice given,

Kitty

Do you have anything in writing?

    Anything which was agreed?

At that price it must be a very large roof. Because the quote is extortionate for a standard 3/4 bedroom house

    When did work start ?

    When did work finish ?

What do you have in writing ?

You need to untangle what you asked for quotes for and what you have a contract/agreement for

What can you prove and what can they ?

  • Thanks for your replies.

First, it's a 3-bedroom semi-detached house. Not a large house at all. The house has dormer windows on the top floor.

The work started on Tuesday last week (1st September). I'm currently searching for any paperwork given to us before the work started. I've just checked my email, and the quote I requested hasn't been sent.

I know that the company gave us a quote of 4,200 pounds to felt the roof of a double garage, which would also include soffits and drainage to a rainwater storage. This was about 3 months ago.

The workmen finished by Friday afternoon, I believe, but the work has not been finished.

The only documentation I can find is the quote given in August for the garage roof repair, which was for 4,100 pounds.

I'm now doing a full search with the company name and am checking whether I have received any further documents. I myself have agreed to nothing.

    EDIT: no other documents found.

  • The house is a 3 bedroomed semi detached house

I have been told by my partner that workmen are coming to start work again today. Monday the 7th. I am going to request to see the person who owns the company before they start work this morning

By allowing the work to proceed you have lost control of the situation and it will be difficult to rectify.

Do you have leagal cover as part of your home insurance, you could seek their view?

A roofing firm attended here to fix a leak above conservatory but started by removing tiles on main roof and telling me that felt had perished requiring stripping and renewal. My partner returned and insisted that they relay tiles removed and leave the premises

You could argue that they proceeded without a contract and the opportunity for you to get the usual number of quotes to make a decision.

Again you could argue that comparable companies are saying that roof could have been repaired or renewed for less and try and negotiate a reduction in final bill.

Alternatively you could refuse to pay anything and let the matter go to court

Maybe get local Trading Standards involved, and tell the roofers you are doing this.

  • Thank you for your reply gwynlas. I shall look at our house insurance; I would never have thought of that.

The workmen/owner did not arrive today, so I have nothing further to add

I also have someone coming to review the work done so that I can at least have an actual baseline for the cost. At least that will give me a financial guideline for the work done.
