Moving out of home .... Houseshares

hi,
I am desperate to move out of my parents home ... I am looking at moving to Preston in a houseshare as I have lived there while at uni. I have found loads of properties I like the look of but I am hesitate as I don't have a clue what sort of things I should look for.
I am worried about being lied too about things as some seem to be legally and severely liable contracts (as I found out while at uni... people are willing to blatently lie about things to get you to sign and move in then there is very little you can do about it when you're living there).
I don't know whether to go for a landlord living in, a private landlord or a landlord who is a company. I found a huge difference between them when I was at uni, is the same when its professional houseshares?? Is there anything else I should think about?

I found most my houseshares from local websites who advertise rooms/properties, or gumtree.
The housemates usually "interview" people who reply to the adverts, so don't forget to ask them lots of questions:
what they think of the landlord?
does he do repairs quickly?
does he stick to the rules about giving 24 hours notice to come round?
what jobs do the housemates do?
what hours do they work? (shift workers???)
what social stuff do they all do, and do they go out together?
cleaning rota?
is the house rented privately or through an agency? (agency = fees)
you can generally get an idea about what sort of people they are, and if you move in and hate it, you can always look for somewhere else!Should've = Should HAVE (not 'of')

I moved into a houseshare while at university to replace someone ... It was definitely one of the Biggest Mistakes I have ever made ... I really dont want to end up in that situation again! They had lived together for 2 years (the 3 who were left; 1 male, 2 females) and the 2 females were really clicky (going quiet as soon as you walked in a room, having In jokes etc) they also "forgot" to mention sooooo much stuff. The first week of moving in the house they seemed to be constantly knocking on my door "Oh by the way um you owe Y £xx amount towards XXX ... " and then one turned out to be obsessive about how things had to be done around the hosue, although she was chronically lazy about doing anything herself ...
As you can tell I am still bitter!!

During my 3rd year at uni I moved in with some 2nd years who had previously lived together in halls and I found it to be a great year, loved it. The poeple were really nice, friendly and accomodating.
So I suppose it's swings and roundabouts.
